Budget Preparation for Homeowner’s Associations and Tenancy’s-in-Common Projects
The California Department of Real Estate (DRE) requires that developers of projects for 5 or more lots / units which include common area submit for their review and acceptance a proposed Association Budget. Willhoit Subdivision Services prepares all forms (Budget Worksheet – Form RE623; HOA Common Facilities – Form RE624A; and the Planned Construction Statement – Form RE611A, if needed) along with any exhibits required by the DRE. The Association Budget is prepared based on your vision of the project and in accordance with the policies and procedures currently set forth by the DRE. If a budget deficiency notice is issued by the DRE, we will work in conjunction with your Department of Real Estate Processor (SRP) to respond to that notice.
DRE Processing for Public Reports
Under most circumstances, the California Department of Real Estate (DRE) requires that subdividers, prior to offering their projects for sale or lease to the public, obtain a Final Public Report for those projects with 5 or more lots / units. Willhoit Subdivision Services, guided by Georgette Willhoit, prepares the application forms and coordinates with our client’s attorney, engineer, architect, and title company, along with public agencies, in order to obtain the documentation required for the application process. We represent our clients at the DRE, responding to all DRE questions or requests throughout the process, until the Final Public Report has been issued.
